We are looking for a Maintenance Supervisor to manage the overall maintenance of the apartment community. Responsibilities include supervision of service technicians in accordance with the organizations policies and applicable laws; maintenance of the physical integrity of the community including daily pickup of grounds ensuring a safe, secure, and comfortable living environment for residents, visitors and staff; coordination of the install, maintenance and repair of all apartments; cleanliness of lobby and all common areas; responsiveness to on-call emergencies in a timely manner; and consistent exceptional customer service provided.



Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
Comply with budget requirements in the ordering of supplies and/or services
Complete adherence to Maintenance Policy and Procedures (P&P), per the timeline indicated on the P&P
Maintain a safe and clean pool. Test water and log daily during pool season (if applicable)
Complete opening checklist daily
Complete Miller Valentine University assigned training

Supervisor Responsibilities

Repair/replacement of plumbing, drywall, appliances, woodwork, windows, screens, doors, locks, hardware, fire safety equipment, HVAC, and electrical needs
Maintain and organize a supply of repair parts and materials in a neat and organized fashion
Oversight of preventative maintenance ensuring units are scheduled and residents are notified, per the timeline on the policy and procedure
Responsible for understanding the maintenance budget and providing financial variance explanations to assist with better management of the maintenance department. Create and assist with the implementation of the budget
Identify process improvement opportunities
Responsible for Rent Manager work order management and reporting. Complete work orders, per timeline on the Policy and Procedure
Support and troubleshoot all work order systems, software, and technology
Responsible for review and approval of all work order/maintenance payables
Identify and develop solutions for potential problems/issues in a proactive manner
Communicate the status of projects and issues with the Community Manager on a regular basis.
Manage and monitor survey feedback and address any concerns for resolution


Provide exceptional customer service to all current and future residents, co-workers, guests, and vendors
Sweep, mop, and vacuum floors in communal areas
Dispose of trash in trash rooms and communal areas
Responsible for maintenance of grounds, lawn care, and buildings at a high standard
Assist with court-ordered set-outs when necessary
Perform snow removal and ice-melt chemical application when necessary
Ensure fire extinguishers, hydrants, alarms, and emergency exits remain in excellent working condition at all times
Schedule repairs that warrant special technical skills
Assist setup before and cleaning up after community events and activities
Attend meetings as directed

POSITION QUALIFICATIONS: Minimum of four years experience in related residential property maintenance and two years supervisory/management experience. Industry certification a plus. Ability to be on-call for after hour emergencies. HVAC certified.

ATTENDANCE: Regular attendance is required during normal company work hours. Overtime may be required and may include weekend hours.
